Semi-Detached/Cluster Semi-D

Semi-detached homes, commonly known as Semi-D, are paired houses where two units are built side-by-side, sharing a single dividing wall. Compared to terraced houses, Semi-Ds sit on larger land parcels, often with a minimum of 3 metres of garden or side yard on one side, offering more privacy and open space. In recent years, a newer variant called Cluster Semi-D has emerged — a four-unit cluster with two units joined at the front and two at the back, sharing central walls.

Key Features

  • Standard Semi-D homes: Feature front, rear, and side yards — ideal for medium to large families.
  • Cluster Semi-D homes: Arranged in a 4-unit block, offering more space than typical terraced houses.
  • Indicative price: Ranges from RM500,000 to RM1.1 million or more, depending on location and facilities.

Ideal For

✔️ Middle- to upper-income families looking for more space than a terraced home.
✔️ Households needing larger parking areas and private gardens.
✔️ Families who enjoy suburban living with a balance of privacy and affordability.
